Please read below a memo recently sent by Thornton Tomasetti’s engineer, Hector Guerra, to your board’s director Marisol. The purpose of this memo is to justify why OFP has to address garage restoration and the reason we must include post tension in the budget.

Thank you for reaching out to me and providing me with correspondence from a resident. The purpose of our discussion is to address previous work provided by TT. I am in agreement that we performed probes in the garage ceiling and repairs were performed. The repairs were
conduit and misc. concrete chairs. At the time of these probes post tension in the garage were not noted.

However during the rehabilitation of the lobby we found two bundles of cables in the garage that were broken and without stress. I have shown these on the previously provided scope of work PT 1 drawing.

Uniform Bundle 51 with 3 tendons just inboard of the gate in the garage were found completely deteriorated.

Banded Bundle 53 with 4 tendons were broken in the east west direction with the break occurring 85ft from the lobby in the garage.

Due to the actual finding of broken of post tension TT is recommending the verification of tension on the uniform and banded cables in the garage. Any tendons without stress or broken shall be repaired. All other cables are left in the current state. The building recertification process is closed once the necessary repairs are completed. Once the verification and repairs are completed the expansion joints and waterproofing shall be installed.
