On Monday April 25, 2022 Thornton Tomasetti (TT) performed an inspections of the balcony tile probes to verify the conditions of the concealed waterproofing.
Juan from AG and Belinda (the property manager) were also present.
TT inspected balcony tile probes at units: 1606; 1006; 806; 706,
TT inspected new waterproofing patch performed by AG at balcony unit 206
TT inspected balcony of unit 1806.
OBSERVATIONS:
The following was observed:
The waterproofing exposed after the removal of the tile at all units is compromised and failed.
It is TT’s professional opinion that, during rain events water can sip through the tile joints and be trapped between the tiles and the balcony surface.
Due to the fact that the waterproofing is compromised some of the trapped water will be absorbed by the concrete and will cause the Post tension cable to rust overtime and eventually fail.
The waterproofing patch performed by AG at unit 206 was satisfactory.
RECOMMENDATIONS:
TT recommends the following:
Remove the tiles at all balconies with tiles
Remove old and compromised waterproofing
Ensure that the balcony pitch is sufficiently sloped toward the exterior
Install new waterproofing (the new waterproofing should have a warranty of 10 yrs minimum)
APT 1606; failed balcony waterproofing
APT 1006; compromised balcony waterproofing; APT 806; compromised waterproofing, water stains indicates
pebbles installed on balcony (not allowed by code) water remains trapped between tiles and balcony deck. The trapped water is eventually absorbed by the concrete and in the long term will damage the Post Tension cables.
APT 706; compromised waterproofing, and open joints between tiles.
It is reasonable to assume that water remains trapped between tiles and balcony deck.

Apt 206; New waterproofing patch performed by AG is acceptable to TT.
